Wellfleet Homeowners Association Annual Meeting

Present: Greg and Linda Scerbinski, Gary and Janis Lutterman, Joe Zibrak, Maureen Dwyer. Hedy and John Gryszan.
Minutes of the 2023 meeting were approved.
Treasurer's Report:
All 2024 dues were paid for a total of $9312.
Expenses totaled $592.38(liability insurance and 2024 property tax)
Current balance $32,255.38
The dues for 2025 will be $295.55
Election of Officers:
The current board members were re-elected for another Year.
Old Business:

Gary and Greg were able to remove the debris behind the catch basin at 110 Zoheth Smith Way creating a pathway for the water to flow away from the basin and prevent standing water. No further work on catch basins will be required at this time.
New Business:

Joe Zibrak wanted to remind current homeowners, who might be considering selling their homes, that they have a responsibility to notify the listing agent of the existence of the Association and its governing document. Any external changes to existing homes need to be brought to the Board for review.

Greg reported that the right of way to Dyer Pond is once again in need of work. Bob Stewart received a quote of $3200 from Jeremy Young, to stabilize the path all the way to the power line. A recommendation was made to discuss the matter with the Ermans’ owners of the right of way, before proceeding. It was agreed that the quote was high. Gary and Greg will explore bringing in stone to stabilized the path, as was done in the past.

The 2025 annual meeting will take place June 7, 2025. Greg will send out information on time and place at a later time. It is hoped that this will allow more homeowners to attend.
